Freehold sales: - our fees range from £295 plus VAT upwards together with additional disbursements such as Office Copy Entries £6 bank transfer fee £25. Leasehold properties tend to take longer because of the additional information that is required from the management companies who charge an additional fee.
Freehold purchases: - our fees start at £325.00 plus VAT upwards. Additional disbursements will also be payable. These include H.M. Land Registry searches £12, bank transfer fee £25 and H.M. Land Registration fee which is dependent on your purchase price. Please see Land Registry fees link on useful addresses page. Stamp Duty may also be payable for which please see the Stamp Duty link on the useful addresses page. If your property is leasehold there will be an additional fee of £125 plus Vat.
Time scales for each sale and purchase will depend on a number of factors such as your mortgage offer and the rest of the chain and whether there are any defects in the legal title. Please note that we do not pay “referral fees” to anybody and therefore this is a charge which will not be passed to you.

All our Probate matters are conducted by or under the personal supervision of our highly skilled and experienced Solicitors. Work involving the release of assets from assets holders, preparation and balancing of the Estate Account, and distribution amongst the beneficiaries may also be dealt with by our qualified Legal Cashier who is extremely experienced in Probate matters.
Our charges contain a value element which is a reflection of the importance of the matter and responsibility placed on our firm. There will also be disbursements which may be paid out to third parties such as Probate Court fees and H.M. Land Registry and H.M. Land Charges Registration fees.
In the administration of the Estates there will be a either a 1/2 % or 1 % of real estate (property such as buildings or land) and 3/4 % or 1 1/2 % of personal estate (money or anything other than building or land) where we are not the executors respectively and in property transactions this will be 1/2 %. Our Charges will be plus VAT. An hourly charge of the fee earner will also be charged on a time cost basis.
The exact cost will depend on the individual circumstances the more complicated the Estate the more time will be needed and our costs will vary accordingly.
If we are just dealing with obtaining Probate then we will charge a fixed fee plus disbursements such as a Probate fee as charged by the Probate Court. Fees start from £650 plus VAT. The costs will vary depending on the size of the Estate and the number of assets.
Every Probate matter is unique. Estates vary, for example, from those with a single bank a/c, to others with many properties share portfolios policies multiple bank accounts businesses or foreign assets; from those where there is a valid Will to others where there is a contested Will or no Will at all where a Grant of Letters of Administration has to be obtained from the Court; from those where there is one adult beneficiary to others where there are multiple beneficiaries with discretionary and protective trusts, life interests and age contingent legacies to children.
